Practice

A desk, not a storefront.

Vale Meridian is invented for this sample. The rooms and grounds are photographed as a real practice would show them. There is no named agent, no license number, and no claim on a living brokerage.

Charter

We take the house, or we do not take the job.

The book is short on purpose. Country limestone, hillside moderns, a few townhouses, the rare water house. Volume residential, new construction sales galleries, and houses that exist only as a render are declined.

This site is how that practice would speak in public: residences, neighborhoods, advisory, a letter. SvelteSoft built it as a website-development sample.

What we take

Architecturally considered houses

  • Principal residences with a clear fabric
  • Off-market and quiet listings
  • Buyers with a written brief
  • Ground that is part of the house, not a leftover lot

What we refuse

Not a portal with better type

  • Volume listing farms
  • Houses we have not walked
  • Staging that lies about the rooms
  • A named person invented to look like a realtor
“The photograph is evidence. It is not the house.”
